Higher Mortgage Rates? Why Smart Expat Investors Aren’t Panicking

Higher mortgage rates are back in the headlines, but should they really stop you from investing in UK property? At the beginning of 2026, some expat mortgage deals were available around 4.5%. Today, we’re seeing rates closer to 5.5%-6% on many fixed products.

Naturally, that’s making some expats nervous. But before putting your property plans on hold, let’s look at three reasons why higher rates aren’t necessarily bad news.

1. Don’t Let £83 a Month Cost You a Great Investment

A 1% increase in mortgage interest sounds significant. But what does it actually mean in pounds and pence? On a £100,000 interest-only mortgage, an extra 1% costs just £1,000 per year – or £83 per month.

Now ask yourself: would you really let an additional £83 per month stop you from buying a property with strong rental demand, long-term growth potential and perhaps a substantial discount on its purchase price?

We’re increasingly seeing a market where motivated sellers, including landlords exiting the sector, are creating opportunities for buyers prepared to negotiate.

Fear creates hesitation. Hesitation creates opportunity.

A slightly higher borrowing cost today could be a small price to pay for securing a great property at the right price. Of course, the rental yield and overall numbers still need to stack up.

2. Why Experienced Investors Sometimes Happily Pay 11% Interest

Here’s an interesting comparison. Experienced property investors regularly use bridging finance costing around 0.75%-0.9% per month – potentially 9%-11% annually before fees. Why would anyone willingly pay that much? Because they’re focused on the opportunity and potential return, not simply the interest rate.

Bridging finance can allow investors to purchase run-down or un-mortgageable properties, refurbish them and subsequently refinance against their improved value.

In some successful projects, refurbishment can increase a property’s value by 40%-50%. Refinancing at 75%-80% of the new valuation may then allow investors to recover much, or occasionally all, of their original capital.

A six-month bridge might cost 5%-6% in interest, but if the investment creates substantial equity, that borrowing cost can be worthwhile. Naturally, this strategy carries risks, including unexpected refurbishment costs, valuation shortfalls and refinancing difficulties.

The lesson? Smart investors focus on the overall deal, not just the headline rate.

3. Coming Off a 1.5% Mortgage? You Have Options!

Over the past few weeks, I’ve spoken with several expats whose ultra-low fixed rates from five years ago are coming to an end.

Moving from 1.5% to today’s rates can be a painful adjustment, particularly where the existing lender now requires a switch to an appropriate expat mortgage product.

But before simply accepting a much higher monthly payment, consider three options:

  • Switching to interest-only: Particularly useful for Buy-to-Let investors, but also for residential mortgage holders as more lenders offer this option, this can significantly reduce monthly payments and improve cash flow, with the flexibility to make overpayments where permitted. Remember, the capital balance remains outstanding.
  • Considering discounted variable rates: With fixed-rate pricing influenced by swap markets, some discounted variable deals may offer attractive initial pricing. There is a risk of further increases, but they can be worth comparing.
  • Extending your mortgage term: If your original 20-year repayment mortgage now has only 10 years remaining, extending the term could substantially reduce monthly commitments. Some residential lenders consider terms to age 75, while certain Buy-to-Let lenders go considerably further, subject to eligibility.

Each option has advantages and trade-offs, but the important point is that you may have more choices than you realise.

Whether you’re buying your next UK property, releasing equity from an existing investment or facing a mortgage renewal, the key is understanding your options before making a decision.
